• service grounding/bonding
• a representative # of switches, lighting fixtures & receptacles
• GFCI receptacles
• service entrance conductors
• general absence of smoke detectors
   

As a Certified Professional Inspector, Home Inspector for Residential Property Inspections, I will inspect:

• indications of active water penetration
• wood in contact or near soil
• indications of foundation movement, such as sheetrock cracks, brick cracks, out-of-square door frames & unlevel floors
• structural and safety concerns related to altered or compromised framing members
  

As a Certified Professional Inspector, Home Inspector for Residential Property Inspections, I will inspect:

• the heating system, using normal operating controls, & describe the energy source & heating method
• and report as in need of repair a heating system that does not operate
• and report if the heating system is deemed inaccessible
• the central cooling equipment, using normal operating controls

• the insulation in unfinished spaces
• the presence of attic ventilation
• mechanical ventilation systems
• the general absence or lack of insulation or ventilation in unfinished spaces

• coverings, flashing & trim
• doors, decks, stoops, steps, stairs, porches, railings, eaves, soffits and fascias
• proper spacing and fastening of balusters, spindles and rails attached to stairways, balconies and railings
• a representative number of windows
• proper landscape and retaining wall drainage

As a Certified Professional Inspector, Home Inspector for Residential Property Inspections, I will inspect:

• proper function & condition of damper doors, if readily accessible and operable
• hearth extensions
• permanently installed components
• proper clearance from combustables and any deficiencies in the lintel and hearth
